世邦魏理仕:經濟復甦將繼續在下半年推高商業物業價格
世邦魏理仕發表報告,指香港經濟經歷了史上最長,最嚴重的衰退後,在今年上半年出現明顯復甦。本港對新冠疫情的控制,加上疫苗接種計劃的開展,增強了整體市場信心,進一步改善過去六個月主要商業房地產市場的租賃和投資氣氛,令租金見底反彈,和預期的經濟復甦將繼續在下半年支持來自投資市場的需求,進一步推高物業價格。
甲級寫字樓總租賃活動在2021年第二季按季增長41.9%,達120萬平方尺,上半年租賃總面積增加到210萬平方尺,按年增107.1%,強勁增長主要因爲銀行及金融機構的租賃活動變得活躍,其租賃量由過去兩季的16.8%及8.8%,增至第二季佔21.0%。整體甲級寫字樓市場於今年第二季淨吸納量錄得負32.2萬平方尺,連續第七季出現負數。空置率升0.5個百分點至10.8%。
商鋪方面,雖然來自餐飲業和休閒時裝品牌的租賃需求改善,但售賣奢侈品及化妝品零售商並未見擴張需求,整體街鋪空置率在第二季跌至15.4%,爲去年第二季以來最低水平。租賃需求輕微回升,有助街鋪租金按季上升1.2%,爲2018年第二季以來首次上升,亦是2013年第四季以來最強勁季度增長。隨着零售市道氣氛回暖,商鋪業主也見逐漸恢復信心,不過商場租金水平未有改變。
