銀城生活服務(01922.HK):擬1161.70萬元向銀城國際收購Kinma Q+社區4個商用物業
格隆匯7月1日丨銀城國際控股(01902.HK)及銀城生活服務(01922.HK)聯合公佈,於2021年6月30日,銀城國際間接全資附屬南京馬會置業作為賣方與銀城生活服務間接全資附屬南京智慧美佳科技服務作為買方訂立該等協議,據此,賣方同意出售而買方同意收購該等物業,交易總代價約人民幣1161.70萬元。
該等物業乃指位於中國南京棲霞區石獅路3號3幢103室-106室物業,該等物業位於“Kinma Q+社區”且彼此相連,用途為商業及辦公室,建築面積合計為280.98平方米。
該等物業為位於銀城國際所發展“Kinma Q+社區”的商用物業,由公寓及各類型以中國南京年青人為目標的商鋪組成,當中融合智能家居、娛樂及生活與商業一體化等不同概念。於該聯合公吿日期,“Kinma Q+社區”有超過900户家庭住户及約30個商户。
鑑於“Kinma Q+社區”已開發完成,銀城國際董事認為,變現發展項目的溢利及將所得回報再投資於其他物業發展項目將對銀城國際有利。
另一方面,銀城生活服務自2017年起為“Kinma Q+社區”的住户及商户提供物業管理服務。鑑於銀城生活服務具有為超過400個住宅及非住宅項目提供物業管理服務的經驗,且善於服務廣大高質租户,相信銀城生活服務備有方法及資源引進合適商户以滿足該社區內住户對日常消費品及服務不斷增加的需求。
該等物業位於“Kinma Q+社區”內,相信該等物業可在吸引高質租户及刺激社區的人流上發揮關鍵作用。透過由銀城生活服務兼顧擁有及管理該等物業,銀城生活服務的董事認為,該交易將加強“Kinma Q+社區”內整體管理、租務、維護及租户協調的成效及效率,從而提升(i)用户粘度;(ii)社區內物業的整體價值;及(iii)該等物業帶來的長遠租金收入。
