新城控股(601155.SH)發行3億美元綠色債券 賬簿峯值認購超8倍
6月29日，新城控股(601155.SH)成功發行一筆3億美元4.25年期綠色優先票據，最終票面利率為4.625%。這是新城控股發行的首筆綠色債券，標誌着新城控股邁出了綠色金融的關鍵一步，也是新城控股在推動綠色企業運營和實現公司可持續增長方面的又一里程碑。
據悉，本次綠色債券為新城控股可持續融資框架下的債務再融資，募集資金將用於合資格綠色項目。
隨着綠色產業不斷髮展，實現綠色、可持續增長已成為當下世界經濟發展趨勢，2020年全球ESG債券發行量約為5063.9億美元，較2019年大幅增長63%。其中，中國境內外ESG債券發行規模合計216.5億美元，發行量約佔同期全球ESG債券發行規模的4%。
秉持可持續發展的理念，新城控股於2021年6月初發布可持續融資框架，並獲得歐洲權威認證機構Sustainalytics的“第二方意見”認證加持。框架允許公司發行綠色、社會及可持續發展債券等債務類工具，並且強調公司業務發展需秉承可持續發展原則，持續實踐綠色理念，減少公司在運營過程中的碳排放並提高其可持續發展績效。
從歐洲領先的ESG評級機構Sustainalytics的“第二方意見”來看，新城控股可持續融資框架擁有公信力及影響力，具備發行可持續發展債券的有利條件，且公司可持續融資框架完善、透明，與相關國際綠色金融準則的核心組成部分相一致。
數據顯示，2020年，新城控股住宅開發事業部新獲取項目中，綠建認證覆蓋率達39%；商業開發事業部新開業項目綠建認證覆蓋率達72%。
據悉，本次新城控股發行的綠色債券獲得了國際資本市場尤其是ESG投資者的廣泛認可，賬簿峯值認購超8倍，不僅表明新城控股在綠色產業方面得到國際資本市場的高度認可，也將助力公司在未來吸引更多ESG投資者，為拓寬公司融資渠道、優化資本結構、不斷增強金融競爭力做出貢獻。
此外，該筆3億美元票據息票率為4.625%，公司致力於持續降低融資成本。6月29日，穆迪授予新城控股擬發行美元票據“Ba1”高級無抵押評級。穆迪方面表示，債券發行將延長新城控股的債務到期期限，並改善其流動性狀況，而不會對其信貸指標產生實質性影響，因為該公司將利用發行所得對即將到期的債務進行再融資。
穆迪高級副總裁Kaven Tsang表示，“新城控股的Ba1企業家族評級(CFR)反映了公司堅實的銷售執行能力、可觀的經營規模、不斷增長的經常性租金收入、強勁的財務指標以及良好的流動性。”
流動性方面，穆迪表示，新城控股流動性良好，並預計，公司持有的現金以及經營活動產生的現金流足以支付未來12-18個月內到期的債務和承諾的土地付款，“截至2020年底，公司現金餘額為624億元人民幣，相當於同期239億元人民幣到期債務的2.6倍。”
綠色可持續發展是房地產行業發展的必然趨勢。新城控股未來將一如既往地實踐綠色理念，計劃通過綠色/可持續債券等融資的方式投資符合資格的可持續項目，範疇包括綠色建築、可再生能源、海綿城市、廢氣處理及社會責任等應對措施。
