遠東發展(00035.HK):英國項目進入收成期 港人在英置業增

遠東發展(00035.HK)董事總經理孔祥達出席記者會時表示,上財年雖受疫情影響但盈利仍錄逾四成增長,主要因爲業務範圍較分散,而地產發展方面亦支撐業績表現。他指出在酒店業務方面,留意到同業錄得虧損,不過由於旗下酒店有作檢疫用途,故影響未如同業般嚴重,他又透露將有三家新酒店落成,其中兩家位於澳洲、一家位於英國,強調在疫情下對酒店投資仍抱正面樂觀看法,認爲疫情終會完結,加上亦看好接種率提升、逐步開放旅遊等因素。

他認爲集團於英國的項目開始進入收成期,強調其策略是按亞洲中產足跡發展業務,追隨華人足跡,在人口增長較大的地方物色好項目作地產發展,集團於英國亦有繼續投地,目前香港、澳洲及英國業務佔收入30%左右,其他則爲星馬的貢獻。

他又指出留意到多了港人在英國置業,有別於以往投資收租爲主,近月多了自用的買家,而公司在灣仔亦有設立地鋪作展銷廳,同時與英國傢俬鋪合作,安排在港選購傢俬送貨至英國,同時亦有代理其他發展商的項目。他認爲港人在英置業的數目有數十個百分比的增長,而旗下項目售價由200萬元至3000萬元都有,最多人選購的是400萬至800萬元的樓盤,過往投資客較多選擇一至兩房單位,而自用客則通常會選購兩至四房的戶型,亦有客戶會選用旗下的按揭貸款平臺。

在香港樓市方面,他認爲香港消化能力好,對樓市看法謹慎樂觀,承認數年前錯判樓市,當時公司認爲樓價應會向下,惟升勢不斷,現時來看香港對房屋需求大,加上土地短缺問題不易解決,故希望可以繼續提升在港的參與率、積極投地。

針對早前計劃分拆酒店資產以房地產信託形式在新加坡上市,他指出受疫情影響現時分拆非合適時間,不過如有人願意購買旗下酒店亦會考慮,強調分拆方案仍未放棄,不過需視乎疫情進展,冀復甦一至兩年、有業績表現再分拆會更好。
