中原城市領先指數CCL按周升0.81%至188.1點創96周新高 距歷史高位僅差1.25%

中原城市領先指數CCL報188.1點,創96周(即2019年8月後)新高,按周升0.81%,升幅8周以來最大。今年上半年計,CCL暫時累升6.74%,CCL Mass累升6.46%,CCL(中小型單位)累升6.64%,CCL(大型單位)累升7.22%。CCL即將重返自己190.48點的歷史高位,現時相差1.25%。

中原地產研究部高級聯席董事黃良升指,新界西樓價持續向升,新界西CCL_Mass最新報175.81點,爲歷史第三高,按周升0.34%。指數連升7周共3.62%,是479周(即2012年4月)以來首見。2021年上半年新界西CCL_Mass升幅已超過一成,暫時累升10.25%,升幅是CCL八大指數中最多。

他表示,新界東CCL_Mass報202.73點,爲4周內第二次達二百點水平,指數創141周(即2018年10月後)新高,按周升3.85%,單週升幅是634周(即2009年4月)以來最大,結束2周連跌。港島CCL_Mass報192.79點,按周升0.78%,升幅8周以來最大,終止2周連跌。九龍CCL_Mass報186.11點,按周跌0.25%,指數上週創94周新高後單週回軟。2021年上半年計,新界東CCL_Mass暫時累升6.53%,九龍CCL_Mass累升6.11%,港島CCL_Mass累升3.69%。

另外,CCL四大整體指數齊升3周,是72周(即2020年2月)以來再現。中原城市大型屋苑領先指數CCL Mass報190.88點,創99周(即2019年7月後)新高,按周升0.82%,升幅8周以來最大。CCL(中小型單位)報188.43點,創96周新高,按周升0.87%,升幅8周以來最大。CCL(大型單位)報186.35點,創100周(即2019年7月後)新高,按周升0.52%。CCL、CCL Mass及CCL(中小型單位)同樣連升4周,分別升1.95%、2.49%及2.29%,CCL(大型單位)連升3周共1.33%。

今天(25日)公佈的指數,根據今年6月14日至6月20日簽訂正式買賣合約的中原集團成交計算。當中有七成半的交易是在今年5月31日至6月6日籤臨時買賣合約,是復活節長假計第10周市況。
