朗詩綠色生活(01965.HK)擬全球發售1億股 預計7月8日掛牌上市
格隆匯6月25日丨朗詩綠色生活(01965.HK)發佈公告，公司擬全球發售1億股股份，其中香港發售股份1000萬股，國際發售股份9000萬股，另有15%超額配股權；2021年6月25日至6月30日招股，預期定價日爲6月30日；發售價每股發售股份2.86-4.16港元，每手買賣單位1000股，入場費約4202港元；海通國際爲獨家保薦人，預期股份將於2021年7月8日於聯交所主板掛牌上市。
集團於2005年成立，是一家紮根長江三角洲並持續增長的物業管理服務提供商。集團提供多元類型的物業管理服務及增值服務。根據中指院的資料，按照由各自的物業管理規模、經營表現、服務質量及增長潛力等因素構成的綜合實力，集團名列“2021中國物業服務百強企業”第24名。集團努力爲各類客戶提供高質量、特色化的物業管理與增值服務。
截至2020年12月31日，集團的物業管理服務涵蓋21個城市，包括15個長江三角洲城市及六個中國其他城市。於2020年12月31日，集團的在管總建築面積爲1730萬平方米，合共123項在管物業，包括102項住宅物業及21項非住宅物業，爲逾12萬戶住戶提供服務。此外，於2020年12月31日，集團的總合約建築面積爲2370萬平方米。
集團已與中城國際(香港)投資管理有限公司訂立基石投資協議，其同意於符合若幹條件的情況下，按發售價認購可予認購的有關數目發售股份，金額爲1000萬美元的等值港元數額(相當於約7761.1萬港元)。
假設超額配股權未獲行使，集團估計經扣除全球發售中集團應付的包銷費用及開支，集團將會自全球發售獲取所得款項淨額2.901億港元(假設發售價爲發售價範圍中位數)。其中，全球發售所得款項淨額56.8%擬用於多渠道擴大業務規模；所得款項淨額15.3%擬用於繼續提升以用戶爲中心及以數據驅動的營運能力；所得款項淨額10.2%擬用於持續豐富增值服務；所得款項淨額7.7%擬用於持續激勵、留聘及招聘人才以加強人力資源管理；及所得款項淨額10.0%擬用於營運資金。
