仲量聯行:本港甲廈5月吸納量轉正 近兩年首見

仲量聯行報告指出,本港整體甲級寫字樓租賃市場於5月錄得11.63萬平方尺的正吸納量,爲2019年7月以來首次錄得正吸納量。商鋪及貨倉租賃市況上月亦見改善跡象。

疫情下企業對地產的需求改變,加上現時租金水平已跌至可負擔水平,令更多租戶選擇搬遷至優質寫字樓,例如外賣平臺Foodpanda承租銅鑼灣時代廣場兩層樓面,建築面積約3.9萬平方尺。

中環近月的租賃交投量亦見改善,區內空置率已由7.5%回落至5月底的7.2%。月內較矚目的租賃成交爲靈活辦公空間營運商-德事商務中心承租中環友邦金融中心全層,涉及租用面積1.58萬平方尺。

由於普遍業主均願意調低租金以吸引新租戶,5月整體甲級寫字樓租金仍按月下跌1.4%。然而,值得注意的是,個別出租率較高的寫字樓錄得租金增長。主要分區市場中以尖沙咀租金跌幅最大,中環寫字樓租金相對抗跌力較高。

該行香港租賃業務主管鮑雅歷表示,企業對香港經濟逐漸恢復信心,租戶於過去數月開始願意作出地產決定。該行相信寫字樓租賃市場最差的時刻已經過去,下半年主要商業區租金跌幅料趨緩和。
