中信里昂股債研報齊看好禹洲集團(1628.HK)料年底有望恢復現金派息

格隆匯獲悉,禹洲集團(01628.HK)於六月中旬召開固定收益投資者電話會議,董事局主席林龍安太平紳士,高級副總裁、首席財務官及公司祕書邱於賡,高級副總裁邢福俊以及副總裁兼營銷管理中心總經理張巖等出席會議,分享了公司近期業務進展,獲得多間大行認可。

國際知名投行中信里昂更是一連發出固定收益及股票研究兩份深度報吿,指出從業務表現及債務情況來看,禹洲集團均步入正軌,全面向好,對禹洲未來發展繼續保持信心。

強勁銷售表現   顯示禹洲已從疫情影響中迅速恢復

中信里昂發佈最新研究報吿指出,今年以來禹洲集團銷售表現保持強勁,前5個月實現合約銷售額約人民幣417億元,同比增長35.6%,已完成全年人民幣1,100億元銷售目標的37.9%。其中權益金額約人民幣250億元人民幣,約佔總額的60%。從銷售表現來看,顯示禹洲已從新冠疫情導致的延遲交付的影響中迅速恢復,2021年禹洲的可售資源約人民幣1,846億元,相信可順利實現全年銷售目標。

在會議中,禹洲管理層還分享了今年首4個月完成交付的5個項目情況,項目交付進展順利,中信里昂認為禹洲今年能夠順利兑現收入及盈利承諾,實現今年上半年人民幣120億元及全年人民幣270億元的交付目標。

回款情況理想   現金水平充裕

良好的銷售表現為禹洲帶來了充裕的現金流。截至目前,當年銷售當年回款率(不計入前一年尾的回款數字)約為70%,與去年相若,回款水平良好。另外,今年至今禹洲新增4個項目,權益土地僅約人民幣21億元。中信里昂框算該土地支出大約佔禹洲2021年拿地預算的9%,權益銷售的8.4%,以及現金回款的12%。該行表示,這反映出禹洲正重新將主要關注點放回到“有質量的增長”,更看重短期流動性的充裕以及長期盈利空間的保證。管理層透露,目前內地土地市場受到熱點城市供求關係影響略顯火熱,集團更傾向於在土地價格處於正常合理的水平時進入市場,未來拿地將繼續以一二線城市為主,不盲目拿高價地,盈利能力存在短板的地塊絕不觸碰。

審慎的拿地策略加上持續強勁的銷售表現,保證了禹洲充裕的現金流,中信里昂估計,禹洲目前在手現金約人民幣300億元,加上預售產生的現金回款,有信心禹洲的現金流水平保持充裕健康。

負債降低   年底有望恢復現金派息

另一方面,禹洲積極主動進行債務管理,持續優化債務結構及去槓桿。2021年初至今,禹洲已累計贖回了兩筆總計約7億美元的優先票據。公司表示,將美元債按期贖回後,目前已悉數贖回今年內到期的所有境外美元優先票據,下半年沒有任何美元債到期需要償還。下半年雖有約人民幣30億元的境內債券將於8、9月份到期,但中信里昂相信禹洲可利用內部資源償還債務,再融資沒有壓力。該行預計到2021年6月30日,禹洲的債務總額有所下降,低於2020年約人民幣639億元的債務水平,相信禹洲在今年底恢復派發現金股息的可能性很大,預計全年的股息收益率將高達16.6%。該行特別指出,看好禹洲旗下物業管理公司禹佳生活服務的分拆上市,預計其成功分拆後將派發豐厚的特別股息,進一步提高投資回報,看好禹洲未來發展,重申“買入”評級。
