《周末楼市》「柏傲庄III」再沽338伙套现逾51亿元 二手交投企稳
刚过去周六日连端午节三日假期,本港新盘市场共录得约440宗成交。其中,新世界(00017.HK)与港铁(00066.HK)合作的大围站上盖项目「柏傲庄III」过去周六(12日)次轮销售共338伙,即日沽清,套现逾51亿元;项目第三期至今共售出669伙,套现逾94亿元。「柏傲庄」第一至三期计累售2,772伙,占整个项目近九成单位,套现逾331亿元。

发展商其後加推4号价单,涉170伙,面积由285至1,022平方尺,包括1房至4房单位,当中26伙为首次推出的连平台或天台特色户,以最高20%折扣计,折实售价737万至2,897.9万元,折实平均尺价24,858元,最快本周末第三轮销售。发展商指因新推单位属中高及特色户,所以拉高整批尺价水平,实际加幅不大。

另外,恒地(00012.HK)旗下启德「THE HENLEY I」早前上载销售安排,将於本周五(18日)发售96伙,单位面积介乎186至889平方尺,由开放式至3房间隔,折实售价573.13万至3,057.95万元,折实平均尺价28,866元。

至於万科香港何文田「VAU Residence」公布首张50伙价单後,假期向公众开放示范单位。项目上周五(11日)起接受认购意向登记,市场消息指截至昨晚(14日)8时累收约300份购楼意向登记,以首张价单50伙计超额约5倍。

二手方面,中原地产统计,十大屋苑周末录20宗成交,按周微升5.3%,已连续17个周末稳企双位数成交,成交量高位横行,3天端午节长周末录约23宗成交。美联端午节3天长假十大屋苑则共录约25宗成交,而周末录约22宗,较上周末升约10%,并连续第17个周末保持双位数水平。

而利嘉阁地产分行过去周末日十大指标屋苑累录19宗二手成交个案,较上周末的20宗减少1宗或5%;端午节三天假期十大指标屋苑则合共录得26宗买卖。
