《周末樓市》「柏傲莊III」再沽338伙套現逾51億元 二手交投企穩
剛過去周六日連端午節三日假期,本港新盤市場共錄得約440宗成交。其中,新世界(00017.HK)與港鐵(00066.HK)合作的大圍站上蓋項目「柏傲莊III」過去周六(12日)次輪銷售共338伙,即日沽清,套現逾51億元;項目第三期至今共售出669伙,套現逾94億元。「柏傲莊」第一至三期計累售2,772伙,佔整個項目近九成單位,套現逾331億元。
發展商其後加推4號價單,涉170伙,面積由285至1,022平方呎,包括1房至4房單位,當中26伙為首次推出的連平台或天台特色戶,以最高20%折扣計,折實售價737萬至2,897.9萬元,折實平均呎價24,858元,最快本周末第三輪銷售。發展商指因新推單位屬中高及特色戶,所以拉高整批呎價水平,實際加幅不大。
另外,恆地(00012.HK)旗下啟德「THE HENLEY I」早前上載銷售安排,將於本周五(18日)發售96伙,單位面積介乎186至889平方呎,由開放式至3房間隔,折實售價573.13萬至3,057.95萬元,折實平均呎價28,866元。
至於萬科香港何文田「VAU Residence」公布首張50伙價單後,假期向公眾開放示範單位。項目上周五(11日)起接受認購意向登記,市場消息指截至昨晚(14日)8時累收約300份購樓意向登記,以首張價單50伙計超額約5倍。
二手方面,中原地產統計,十大屋苑周末錄20宗成交,按周微升5.3%,已連續17個周末穩企雙位數成交,成交量高位橫行,3天端午節長周末錄約23宗成交。美聯端午節3天長假十大屋苑則共錄約25宗成交,而周末錄約22宗,較上周末升約10%,並連續第17個周末保持雙位數水平。
而利嘉閣地產分行過去周末日十大指標屋苑累錄19宗二手成交個案,較上周末的20宗減少1宗或5%;端午節三天假期十大指標屋苑則合共錄得26宗買賣。
