远洋服务(06677.HK)：与远洋集团订立商业运营服务总协议 加强协同效益、强化商业资产管理及运营的能力
格隆汇6月14日丨远洋服务(06677.HK)公布，2021年6月14日，公司(代表集团各成员公司)与远洋集团(代表各远洋关连人士)订立商业运营服务总协议，据此，公司(代表集团各成员公司)同意向远洋关连人士的商写物业(包括购物商场及写字楼)提供商业运营服务。
商业运营服务总协议的初始固定期限自商业运营服务总协议日期起至2021年12月31日止(“初始期限”)。待独立股东于股东特别大会上批准后，初始期限将自动延期两年至2023年12月31日。
商业运营服务总协议项下的最高总交易金额不得超过以下上限：
集团是一家综合性物业管理服务提供商，在中国拥有广阔的地理覆盖范围，主要从事提供(i)物业管理服务；(ii)社区增值服务；及(iii)非业主增值服务。为进一步扩大集团的业务规模及提供多元化的服务，公司已设立商业资产管理平台，该平台将自2021年下半年开始主要为购物商场、写字楼及其他类型的投资物业提供商业运营服务。
商业运营服务可视为传统物业管理服务的延伸及补充。由同一家服务提供商提供传统物业管理服务及商业运营服务，能够更有效地善用现有资源(包括人员及设备)、提升执行效率、优化服务质量及在管理不同类型的物业时创造协同效益。尤其是，通过共享住宅社区、写字楼、商业物业等各类物业之间的客户资源达致传统物业管理服务与商业运营服务的协同效益。住宅社区积累的大量客户为购物商场及写字楼提供稳定的客户基础，同时，为居民提供便捷愉悦的购物及办公体验，有利于提升客户体验、满意度及忠诚度。提供传统物业管理服务与商业运营服务的经验及专业知识可被视为相辅相成，互为补充。
集团拥有专业团队，就不同类型的物业为不同客户提供不同种类服务方面拥有多年经验，具备提供商业运营服务的能力。集团于实施拓展商业运营服务的业务战略过程中，将为远洋关连人士、独立第三方开发商及其他物业管理公司开发或持有的购物商场、写字楼及其他投资物业提供高质量的商业运营服务。集团与远洋关连人士建立了长期的业务关系，相互了解对方的标准、要求及具体需求。公司认为，与远洋关连人士订立商业运营服务总协议及其项下拟进行的交易将加强集团与远洋关连人士之间的协同效益，有助集团强化其商业资产管理及运营的能力，从而加快扩大集团的业务规模，提高其市场份额。
