中原经纪人指数CSI按周升至73.97点
中原经纪人指数CSI最新报73.97点,较上周的73.10点上升0.86点。中原地产研究部高级联席董事黄良升指,CSI至今未有一口气上冲80点,连续11周於70点上下窄幅争持,最高73.97点,最低69.58点,上下波幅为4.39点。同期CCL展开连升,暂时累升2.90%,升势明确。CSI企稳70点,成功预告CCL由一周升一周跌转为连续上升。二手成交持续活跃,前线经纪人长期保持正面乐观而理性的态度,相信CSI会高企於70点水平一段时间,预示楼价继续向上,兼且升势漫长。
他表示,上一次CSI企稳於70点至80点水平,是2019年2月到2019年5月期间,为期12周。当时CSI最高81.43点,最低70.50点,上下波幅为10.93点。同期楼价出现连升,CCL由173.47点升至188.95点,累升8.93%。二手楼市持续畅旺,估计CSI继续企稳70点水平,料即将打破2019年连续12周高企於70点以上的记录。
另外,CSI高企於70点水平的最长记录,是2017年10月到2018年8月期间。当时CSI连续43周企稳於70点至80点水平之间。CSI最高80.75点,最低68.64点,上下波幅为12.11点。同期楼价持续反覆上升,CCL由158.72点升至188.44点,累升18.73%。如果CSI长期企稳70点以上,楼价有望出现漫长而稳定的升势。
