《周末樓市》「柏傲莊III」首輪銷售即日沽清再加推338伙 二手成交續錄雙位數

新世界(00017.HK)與港鐵(00017.HK)合作的大圍站上蓋住宅項目「柏傲莊III」收逾2.7萬票成1997年後新票王,項目剛過去周六(5日)首輪銷售331伙,全數即日沽清,套現逾43.7億元。發展商周日(6日)隨即加推第三號價單共338伙,實用面積307至1,022平方呎,包括32伙一房戶、139伙兩房戶、106伙三房戶及61伙四房戶。加推單位折價售價由688.9萬元至2,590萬元,折實呎價18,498元至25,952元,折實平均實呎22,600元。

新世界營業及市務總監黃浩賢表示,加推單位樓層景觀均與之前推出單位有別,實際提價不大,預料項目最快本周六(12日)展開次輪銷售,相信次輪銷情與首輪相若。

另外,剛過去周末兩日一手市場共錄約420宗成交,較再上周末增逾300宗,除「柏傲莊III」外,信置(00083.HK)與華置(00127.HK)及市建局合作的觀塘「凱匯」亦售出14伙;新地(00016.HK)屯門「御海灣II」則再賣8伙,全部成交呎價均逾2萬元。

至於長實(01113.HK)的「21 BORRETT ROAD」再招標以2.38億元售出一伙,實用2,945平方呎,實用呎價達8.1萬元。項目上周錄3宗成交,套現超過6.4億元。

二手方面,美聯十大屋苑剛過去的周末錄約20宗成交,連續四個周末企穩20宗。中原十大屋苑則錄得19宗成交,但零成交屋苑增至3個。而港置十大屋苑於剛過去周末合共錄16宗成交,連續五周錄雙位數。至於利嘉閣周末十大屋苑錄20宗成交,按周增加1宗。
