莱坊林浩文料本港今年住宅楼价升3%至5% 中环商业地王每尺楼面估值约2.3万元
莱坊执行董事、估价及谘询部主管林浩文表示,受惠疫情缓和,料本港住宅今年新盘及二手成交量将回升至6万至6.2万宗。而虽然过去两年本港受社会运动及疫情影响,但行政长官林郑月娥推出的高成数按揭令市场购买力进一步释放,以致楼价表现仍然有支持。
他相信,在低息环境持续、疫情受控及经济复苏等利好因素带动下,本港楼市已过谷底,预期楼价会慢慢回升,今年一般住宅楼价估计约有3%升幅,超级豪宅升幅更达5%。
中环海滨商业地王将於本月18日截标,林浩文称是次政府采用双信封形式招标,即出价及设计比重各占一半,相信价格会是重要考虑,该地每尺楼面地价估值约2.3万元,总地价约三百多亿至四百多亿元。由於投资规模料达700亿元,估计竞投发展商不多,预期政府可接获3至5份标书。另外因中区供应极少,加上该地皮地段非常好,相信流标机会不大。
