大和:維持對內房中性評級 看好旭輝控股等5股
大和發表研究報吿指,由於去年第二季的銷售基礎正常化,中國房地產商在今年5月合同銷售增長收窄,不過仍然穩定在50%。該行繼續看好擁有多元化土地儲備渠道的開發商,維持對行業中性評級;中大型內房方面,籲買入合景泰富和旭輝;至於大型房企,籲買入萬科、龍湖及華潤置地。
該行指出,根據CRIC數據,其追蹤的內房股在去年次季的合同銷售正常化的情況下,5月合同銷售額平均按月增長7%,按年增長15%,首5個月銷售額按年增長50%,較首4個月的68%升幅收窄。而旭輝、金地集團、融創中國、招商蛇口、中國金茂及中駿集團5月份銷售按年增長逾60%。內地發展商在今年首5個月平均完成了今年銷售目標的37%。
該行指,留意到愈來愈多城市開始集中供地後,儘管地方政府對土地成本和房價進行了限制,土地市場仍然相當活躍。有多財務狀況良好的國有企業、大型和地方開發商參與了第一輪集中招標,但考慮到部分主要城市土地市場依然熾熱,該行更看好擁有多元化土地儲備渠道的開發商,例如合景泰富的城市更新項目、萬科及越秀地產的TOD項目,以及通過併購和混合用途土地申請獲得土地的旭輝。
