新界古洞首幅住宅地落标金额介乎40.7亿至82.1亿元
地政总署公布新界古洞第25区粉岭上水市地段第279号住宅地落标金额,该地於4月27日以86.14亿元批予新鸿基地产(00016.HK)旗下公司,每尺楼面地价约7,184元,较市场估值上限高约44%。
地皮落标金额由高至低分别为82.1亿元、78.88亿元、73.68亿元、72.28亿元、56.62亿元、53.72亿元、51.6亿元、42.99亿元及40.73亿元。
项目於4月23日截标,共获10份标书,入标发展商包括鹰君(00041.HK)、九建(00034.HK)、长实(01113.HK),分别表示独资入标的恒地(00012.HK)、新地(00016.HK)、华置(00127.HK)及华懋,而佳兆业(01638.HK)与万科合作竞投。另外,嘉里(00683.HK)、信置(00083.HK)、新世界(00017.HK)及嘉华(00173.HK)合资入标,远东(00035.HK)则夥拍会德丰地产竞投。
地皮位於古洞第25区,邻近规划中的北环线古洞站,地盘面积约19.9万平方尺,可建楼面最高约119.9万平方尺,私人住宅部分预计可供应约1,330个单位。市场估值介乎48亿至60亿元,每尺楼面地价最高5,000元。
