戰略投資公募REITs的首程控股(0697.HK),停車龍頭的產業雄心
中國停車第一股首程控股5月26日早發佈公吿稱,將通過全資子公司首源投資與中金基金訂立戰略投資者配售協議,計劃向中金普洛斯倉儲物流封閉式基礎設施公募REITs(以下簡稱“普洛斯REITs”)投資約5.84億人民幣。
自證監會和發改委2020年4月聯合發佈REITs試點工作文件以來,又先後於2020年7月和8月發佈REITs申報工作文件和REITs指引文件,在配套政策逐步完善的推動下,首批9單REITs產品終於在5月14日通過交易所審核,進入詢價階段,而普洛斯REITs正是首批基礎設施公募REITs產品之一。
普洛斯是全球領先的專注於物流、不動產、基礎設施等領域的投資管理與商業創新公司,作為中國首屈一指的現代物流及工業基礎設施提供商和服務商,在中國的資產規模超過300億美元,在中國投資、開發和管理着400多個物流等基礎設施。
與普洛斯類似,首程控股是深耕於現金流良好的停車和基礎設施不動產領域的資產管理人。在停車領域已形成長期經營權、新建BOT停車樓和產權持有等多種產品類型,把控着優質停車資產長期的運營權,例如公司在管的首都機場經營期限長達15年,保定城市級路側項目經營期限長達30年。在基金領域,公司也已經成熟打通“基金+基地+產業”的模式,通過基金投資輻射產業資源,有效提升資產的價值。
不難看出,普洛斯和REITs基金都與首程的發展有着極大的想象空間,在公吿中首程亦詳細披露了本次投資的初心,總結歸納可有如下要點:
(1)首程以投資為切入點,通過普洛斯REITs的深度參與和跟蹤,更多地積累REITs市場的運作經驗,為牽線主業資產、自主發行REITs打下堅實基礎。
(2)普洛斯作為現代物流地產界的領軍企業,2003年進入中國後,僅10年的時間內便由14萬平方米地起家,增長百倍至現如今超3000多萬平方米的物業資產,其資產投資和管控能力可見一斑。通過戰略投資,首程可從產業資源、資產經營和資產證券化上獲得全方位的資源共享和經驗學習。
(3)物流是優質的基礎設施資產,普洛斯是行業龍頭,而普洛斯REIT更是旗下優中選優資產的打包上市,本次投資是一次不可多得的商機,通過本次投資,首程將收穫高額的阿爾法收益。
據上交所及深交所已披露的配售公吿顯示,首程控股是港股市場中唯一一家參與首批REITs配售的上市公司,從交易所過審到投資認購不過短短10日的時間,首程控股的投資決斷力和戰略執行力已躍然紙上。但"明眼人"也都能看出,首程的此次戰略佈局,必然不會止步於此,未來公司在REITs領域的版圖能繪多大,首程是否能成為停車行業的“普洛斯”,讓我們拭目以待吧!
