《周末楼市》新盘成交达85宗 二手续录双位数

过去周末(5月22日及23日)本港一、二手成交继续炽热,其中新盘两日成交达85宗,包括路劲地产与港铁(00066.HK)合作的黄竹坑站「晋环」第四轮销售单日售出24伙,套现逾5.9亿元。另新地(00016.HK)旗下屯门「御海湾II」周末亦售出18伙,有单位成交尺价创项目标准分层单位新高,达22,922元;该项目最新累售192伙,平均成交尺价19,609元,套现逾14亿元。

另外,恒地(00012.HK)鸭(月利)洲「逸南」公布首张价单後周末向公众开放示范单位,市场消息指项目已收近130张票,以首张价单50伙计超购逾1.5倍。至於同系启德「THE HENLEY I」第二轮销售共录得3,283票登记,超购逾33倍。

二手方面,美联周末10大蓝筹屋苑合共录得约21宗买卖成交,虽然按周下跌约19.2%,但仍然连续14个周末维持双位数,并连续两周处於20宗以上的活跃水平。至於按15大屋苑计算,则录得约26宗买卖成交,按周跌约21.2%。香港置业旗下分行港、九及新界十大二手指标蓝筹屋苑周末两日合共最少录16宗成交,与上周末的15宗成交比较,按周增7%,兼创7周新高。

而中原地产十大屋苑本周末录得21宗成交,较对上周末28宗成交跌25%,已连续14个周末稳企双位数成交,交投属活跃。利嘉阁过去周末十大指标屋苑则累录24宗二手成交个案,较上周末的28宗减少4宗或14%,为近六周以来次高。
