嘉濤(香港)控股(02189.HK)擬6500萬港元收購土地發展一棟新的樓宇作一間安老院舍

格隆匯5月24日丨嘉濤(香港)控股(02189.HK)發佈公吿,於2021年5月21日,買方仕茂有限公司(為公司一間間接全資附屬公司)與賣方Upper Catering Group Limited訂立了有關以現金代價6500萬港元收購該等土地的該協議。

該等土地由賣方擁有,包括四塊相鄰土地,即第1塊土地至第4塊土地。於2019年4月,賣方向城市規劃委員會尋求批准一項建議保育及發展計劃,地點坐落於核准元朗分區計劃大綱圖S/YL/23的政府、機構或社區地帶且最高建築物高度為三層的第1塊土地、第2塊土地及第3塊土地。該等土地上建有稱為筱廬的三級歷史建築。賣方於申請事項中建議保留歷史建築,並於餘下地段發展一棟新的樓宇擬作安老院舍,輕微放寬建築物高度限制至五層加一層地庫。當前政府、機構或社區地帶容許新樓宇的擬訂用途,但新樓宇的建議建築物高度超出該地帶的最高建築物高度,故須提交申請事項放寬最高建築物高度。截至本公吿日期,申請事項已獲城市規劃委員會批准。

集團有意於該等土地發展一棟新的樓宇擬作一間安老院舍。經考慮到市場內可供收購的物業數目急升,以及樓價大幅下降後,董事會認為收購合適的物業並建立一間護理安老院,而非向第三方租賃以經營集團的護理安老院,乃符合公司及股東的最佳利益。董事認為,鑑於集團預期在該等土地上發展新的樓宇並於新樓宇內建立一間護理安老院,收購事項對集團有利。
