大和:重申對恆地(0012.HK)買入評級 目標價48港元

大和發表研究報吿指,恆地(0012.HK)旗下啟德新盤銷情強勁,其農地及舊樓重建的價值亦日益明顯,重申對其買入評級,目標價續看48港元。

大和表示,“THE HENLEY”至今已售出68%單位,其中特色户更以每呎61888元成交,創九龍東呎價新高。恆地作為啟德大地主之一,在該區擁有5個項目,而THE HENLEY銷售成績預示了集團的盈利前景理想。

該行又指,新地早前以每呎7184港元投得古洞住宅地,相信此舉將有利恆地,原因集團於2018年僅以每呎3643港元收購鄰近地皮,而且恆地在4個新發展區擁有超過1300萬平方呎的農地,並料未來幾個月古洞將推出數個地皮,相信對恆地的盈利及資產淨值有利。
