弘陽地產(01996.HK)成功發行首筆綠債
2021年5月18日,中國領先的綜合性房地產開發商弘陽地產集團有限公司(“弘陽地產”或“集團”;股份代號:1996)宣佈發行首筆綠色債券,發行規模為2.1億美元,最終票面利率為7.3%。是此發行首筆綠色債券旨在繼續優化集團債務到期結構,降低融資成本。
募集資金將同時滿足發改委審批條件和綠色債券框架下的資金用途,包括用於償還一年內到期的中長期境外債券;同時,集團內部系統將會確保資金用於符合條件的綠色項目的融資或再融資。
弘陽地產於2021年3月25日發佈了《綠色融資框架》及第三方機構Sustainalytics意見書,集團未來將持續重視環境、社會及公司管治(ESG),實現可持續、高品質的全面發展。集團亦於2021年4月16日獲得香港品質保證局(HKQAA)針對集團“2021年綠債發行項目”的綠色金融認證。未來,集團致力於增加對綠色和可持續資產投資額,並目標成為綠色債券市場的定期發行人。隨着集團綠色項目組合的擴張和未來的融資需求的增長,集團有信心在未來繼續發行綠色債券。
弘陽地產財務及資金狀況穩健,整體銷售強勁,去化率和回款率維持高質水準,經營效率提升,經營性現金流穩定。截至2020年底,集團淨負債率50.3%,剔除預收款後的資產負債率69.4%,現金短債比1.6倍,“三條紅線”全呈綠檔。此外,集團業績維持高品質增長,集團2021年全年合約銷售目標為不低於2020年合約銷售額15%的增長。截至2021年前4個月,合約銷售達人民幣267億元,同比大幅增長126.4%。
此外,集團資本市場認可度持續提升,信用評級維持穩定:國際評級機構惠譽維持集團主體評級為B+(展望穩定),國際評級機構穆迪維持集團主體評級為B2(展望正面),聯合國際給予集團評級BB(展望穩定)。
