调查指港人移民意欲高位回落 料卖楼移民对楼市影响微
美联移民顾问夥美联环球进行「港人移民取态及置业资金调查」,调查显示与去年7月英国公布BNO最新移民方案後进行的同类型调查相比,有意移民的受访者数目下降5个百分点,值得留意的是只有约23%受访者将卖出自置物业以换取移民及投资资金,相信数目有限,反映移民风气对本港楼价难有大影响。
调查由经络按揭转介於5月上旬至中旬透过网上调查进行,成功收回近300份问卷。调查发现有51%的受访者表示有意移民,与去年7月时同类调查录得约56%相比,轻微下降5个百份点。至於受访者的「移民或海外置业主要资金来源」,在未买海外物业的85%受访者中,约39%受访者是源自「个人储蓄」,占比最多;其次是「加按」个人持有的本地物业获得资金的受访者,占28%,两者合计已接近七成。至於最受市场关注、选择卖楼套现作主要资金的受访者,只有约23%,比例有限。
此外,目前拥有海外物业或已移民约15%的受访者,当中43%的买家指,资金主要来自加按本港持有之物业;约36%买家则指资金来自储蓄,选择卖楼套现作入市资金的买家仅14%。以上数据均反映本港买家倾向保留香港物业,未必会出售手持单位套现而获取移居资金。
美联移民顾问高级策略总监郑天殷指出,在未买海外物业的受访者中,有近70%有意移民或於海外置业的人士,倾向选择以「储蓄」或「加按物业」作为移民资金,选择卖楼套现者仅约23%,反映即使移民,亦未必会出售手持单位套现而获取移居资金,可见移民风气对本地楼市应不会造成太大的影响。
当被问及「有意移民或投资海外物业的地区」时,最受欢迎的热门地点,继续由热门「英国」以约51%居首,相信原因之一是英国早前公布最新BNO持有人移民安排,令移民意欲增加。约33%受访者选择另一移民热门澳洲,为其心仪移民或投资地点;倾向移民或投资於加拿大及台湾的受访者,分别占比近27%及约21%,分别排名第三及第四。(el/a) ~
