《周末楼市》新盘畅旺录逾330宗成交 二手成交续维持双位数

过去周末(5月15日及16日)本港新盘市场继续畅旺,两日合共录逾330宗一手成交。其中,有利集团(00406.HK)与市区重建局合作发展的旺角「利.晴湾23」昨日(16日)推售117伙,即日沽出108伙,占推售单位约92%,套现超过7亿元。

路劲地产与港铁(00066.HK)合作的黄竹坑站新盘「晋环」刚过去周六(15日)亦展开第三轮销售推168伙,同日售出约120伙。

至於信置(00083.HK)、华置(00127.HK)及市建局合作的观塘「凯汇」第一及二期两日亦售出13伙。另外,恒地(00012.HK)启德「THE HENLEY I」第二轮销售录得2,986票登记。

二手方面,中原地产十大屋苑周末录得28宗成交,较对上周末17宗成交增加65%,创12周新高,亦已连续13个周末稳企双位数成交。周末仅丽港城零成交,其余九个屋苑成交量由1至5宗不等。中原地产亚太区副主席兼住宅部总裁陈永杰表示,疫情放缓,本月各区新盘积极开售,且销情炽热,上半月一手市场录逾1,500宗成交,料全月可达2,500宗。

据美联物业分行统计,刚过去周末10大蓝筹屋苑合共录得约26宗买卖成交,较上周末上升约52.9%,已连续13个周末录得双位数水平,重上逾20宗活跃水平。至於按15大屋苑计算,则录得约33宗买卖成交,较上周末劲升约73.7%。

利嘉阁分行过去周末日十大指标屋苑则累录28宗二手成交个案,较上周末的16宗增加12宗或75%,为近十二周新高。而港置十大二手指标蓝筹屋苑於周末两日合共最录15宗成交,与上周末的10宗成交比较,按周大升50%,兼创6周新高。
