《周末樓市》新盤暢旺錄逾330宗成交 二手成交續維持雙位數

過去周末(5月15日及16日)本港新盤市場繼續暢旺,兩日合共錄逾330宗一手成交。其中,有利集團(00406.HK)與市區重建局合作發展的旺角「利‧晴灣23」昨日(16日)推售117伙,即日沽出108伙,佔推售單位約92%,套現超過7億元。

路勁地產與港鐵(00066.HK)合作的黃竹坑站新盤「晉環」剛過去周六(15日)亦展開第三輪銷售推168伙,同日售出約120伙。

至於信置(00083.HK)、華置(00127.HK)及市建局合作的觀塘「凱匯」第一及二期兩日亦售出13伙。另外,恆地(00012.HK)啟德「THE HENLEY I」第二輪銷售錄得2,986票登記。

二手方面,中原地產十大屋苑周末錄得28宗成交,較對上周末17宗成交增加65%,創12周新高,亦已連續13個周末穩企雙位數成交。周末僅麗港城零成交,其餘九個屋苑成交量由1至5宗不等。中原地產亞太區副主席兼住宅部總裁陳永傑表示,疫情放緩,本月各區新盤積極開售,且銷情熾熱,上半月一手市場錄逾1,500宗成交,料全月可達2,500宗。

據美聯物業分行統計,剛過去周末10大藍籌屋苑合共錄得約26宗買賣成交,較上周末上升約52.9%,已連續13個周末錄得雙位數水平,重上逾20宗活躍水平。至於按15大屋苑計算,則錄得約33宗買賣成交,較上週末勁升約73.7%。

利嘉閣分行過去周末日十大指標屋苑則累錄28宗二手成交個案,較上周末的16宗增加12宗或75%,為近十二周新高。而港置十大二手指標藍籌屋苑於周末兩日合共最錄15宗成交,與上周末的10宗成交比較,按周大升50%,兼創6周新高。
