中原:銅鑼灣商業地出價進取 市場看好核心區域發展潛力
中原地產測量師張競達表示,銅鑼灣加路連山道商業地以197.78億港元批出,以總樓面約107.64萬平方呎計算,每平方呎樓面地價約18,374元,中標價較市場估值上限高,反映發展商出價進取,仍然看好銅鑼灣核心區域發展潛力。
他指出,中標的希慎興業(00014.HK)於銅鑼灣持有多項商業物業收租,相信可帶來協同效應,該用地為區內罕有大型供應,最高可建樓面面積約107萬平方呎,地皮位置鄰近利園,區內發展相當成熟。
他續指,雖然疫情大大影響商業市道,但近期本港疫情回穩,加上疫苗接種計劃已經展開,料疫情可於本年進一步受控。
