希慎華懋財團以197.8億元奪銅鑼灣商業地 較預期上限高15%
地政總署今日(12日)公布,一幅位於香港銅鑼灣加路連山道的內地段第8945號的用地,以197.78億元批予博威控股(香港),母公司為希慎興業(00014.HK)及參明(華懋旗下公司),批租期為五十年。該公司為出價最高的投標者,中標價較市場估值上限172億元高約15%。以總樓面面積約107.64萬平方呎計,每呎樓面地價約18,374元。
當日現場所見,入標發展商包括獨資競投的長實(01113.HK)、新地(00016.HK)、會德豐地產及領展(00823.HK)。至於希慎則與華懋合資入標,另有信置(00083.HK)夥拍利福國際(01212.HK)、嘉里建設(00683.HK)及中渝置地(01224.HK)競投。
內地段第8945號的地盤面積約為1.48萬平方米,指定作非工業(不包括住宅、倉庫及加油站)用途。最低及最高的樓面面積分別為6萬平方米及10萬平方米。兩者均包括將由買方按照賣地條件所興建的幼兒中心、長者日間護理中心和地區康健中心的政府地方的樓面面積,但不包括由買方按照賣地條件所興建的公眾停車場的樓面面積。 (ek/da) ~
