美联料铜锣湾商业地估值150.7亿元 发展商出价或审慎
政府早前推出的铜锣湾商业地皮招将於本周五(7日)截标,美联测量师行董事林子彬表示,是次推出的地皮规模大,而且位处铜锣湾核心地段,属罕有市区商业地皮,惟受本港经济前景未明影响,料发展商出价较审慎,按每方尺楼面地价约1.4万元计算,估值约150.7亿元。
林子彬表示,铜锣湾加路连山道商业地王,地盘面积约15.9万平方尺,按地积比率约6.76倍计算,预计可建楼面面积约107.6万平方尺,属同区近年罕有的大型商业地供应,惟项目亦需预留部分楼面作公共设施,同时亦要提供125个公众停车位,及有部分保育的要求,料有关成本将反映在出价。由於项目发展规模较大,亦不可拆售,预计主要吸引大型发展商及大财团入标为主,料作长线投资用途。
值得留意的是,受环球经济波动影响,为本港商厦市场添变数,租金市道或续受压,故预计入标反应倾向审慎。他预料政府会於底价上「随行就市」,因应市况调整地皮价钱。该行预计,若以每尺楼面地价约1.4万元计算,项目估值约150.7亿元。
