《周末楼市》新盘市场炽热录逾450宗成交 二手交投回落
过去周六日(5月1日及2日)新盘市场炽热,录超过450宗成交。其中路劲地产与港铁(00066.HK)合作的黄竹坑站「晋环」周六(1日)开卖240伙,即日全数沽清,套现逾46亿元,售出单位平均成交尺价31,134元。发展商昨日(2日)再加推180伙,实用面积由383至921平方尺,折实价由1,171.8万元至3,432.9万元,平均折实尺价33,103元。
信置(00083.HK)与庄士机构(00367.HK)及市建局合作的旺角山东街项目「ONE SOHO」周六亦首开卖168伙,即日售出121伙,套现逾8.3亿元。发展商同日加推33伙,折实售价由599.26万至915.61万元将於本周四(6日)进行次轮销售。
另外,恒地(00012.HK)启德「THE HENLEY I」加推50伙,实用面积由274至889平方尺,折实价介乎766万至2,794万元,折实平均尺价27,408元。项目过去三日累收约1,137票,两张价单共146伙计超购近7倍,发展商估计将於本周末开展首轮销售。
至於远洋集团(03377.HK)旺角「千望」亦加推30伙,实用面积172至318平方尺,折实售价430.95万至743.75万元,折实平均尺价23,377元。项目已获130票,两张价单共60伙计超购近1.2倍。
二手方面,中原地产十大屋苑周末录得17宗成交,较上周末26宗高位回落34.6%,但数字已连续11周录得双位数水平,交投平稳。周末零成交屋苑有2个,分别为丽港城及黄埔花园,其余屋苑则分别录得1至4宗成交。
美联物业分行统计,5月首周末十大蓝筹屋苑合共录得约21宗买卖成交,虽然较上周末减少约22.2%,但是仍然保持11个周末录得双位数水平。至於按15大屋苑计算,则录得约27宗买卖成交,较上周末下跌1成。
此外,利嘉阁过去的周末十大指标屋苑累录18宗二手成交个案,较上周末的16宗增加2宗或13%,继续保持双位数成交。
