《周末樓市》新盤市場熾熱錄逾450宗成交 二手交投回落

過去周六日(5月1日及2日)新盤市場熾熱,錄超過450宗成交。其中路勁地產與港鐵(00066.HK)合作的黃竹坑站「晉環」周六(1日)開賣240伙,即日全數沽清,套現逾46億元,售出單位平均成交呎價31,134元。發展商昨日(2日)再加推180伙,實用面積由383至921平方呎,折實價由1,171.8萬元至3,432.9萬元,平均折實呎價33,103元。

信置(00083.HK)與莊士機構(00367.HK)及市建局合作的旺角山東街項目「ONE SOHO」周六亦首開賣168伙,即日售出121伙,套現逾8.3億元。發展商同日加推33伙,折實售價由599.26萬至915.61萬元將於本周四(6日)進行次輪銷售。

另外,恆地(00012.HK)啟德「THE HENLEY I」加推50伙,實用面積由274至889平方呎,折實價介乎766萬至2,794萬元,折實平均呎價27,408元。項目過去三日累收約1,137票,兩張價單共146伙計超購近7倍,發展商估計將於本周末開展首輪銷售。

至於遠洋集團(03377.HK)旺角「千望」亦加推30伙,實用面積172至318平方呎,折實售價430.95萬至743.75萬元,折實平均呎價23,377元。項目已獲130票,兩張價單共60伙計超購近1.2倍。

二手方面,中原地產十大屋苑周末錄得17宗成交,較上周末26宗高位回落34.6%,但數字已連續11周錄得雙位數水平,交投平穩。周末零成交屋苑有2個,分別為麗港城及黃埔花園,其餘屋苑則分別錄得1至4宗成交。

美聯物業分行統計,5月首周末十大藍籌屋苑合共錄得約21宗買賣成交,雖然較上周末減少約22.2%,但是仍然保持11個周末錄得雙位數水平。至於按15大屋苑計算,則錄得約27宗買賣成交,較上周末下跌1成。

此外,利嘉閣過去的周末十大指標屋苑累錄18宗二手成交個案,較上周末的16宗增加2宗或13%,繼續保持雙位數成交。
