美联布少明料本港全年楼价升逾10% 有力挑战历史高位
美联物业住宅部行政总裁布少明表示,美国联储局公布最新议息结果,联邦基金利率维持介乎0至0.25厘,低息环境持续,对本港楼市带来支持作用,预测全年楼价将升逾10%,有力挑战历史高位。若成功於今年内通关,楼价升幅将会更高。
布少明指,今年楼市表现回暖,美联楼价指数首季升约1.8%,料次季楼价或再升约3%,届时楼价将连升两季,为自2019年上半年後首见。若半年楼价升近5%,升幅亦创自2019年上半年之後的两年高位。
交投方面,年内至今一二手住宅交投都好过去年。截至昨日(28日),首四个月二手住宅注册量近2.08万宗,按年增加约72%。若以每年首四个月相比,今年已创九年同期新高。至於今年(截至4月28日)新盘累售逾4,600个单位,按年增加45%。
