利嘉阁:首季售价指数升2.2%近七季最佳 次季料创新高
利嘉阁地产研究部主管陈海潮表示,楼价扭转过去两季跌势,於今年首季正式展开升浪,料次季升幅更可观。差估署今日(28日)公布,2021年3月份私人住宅售价指数报388.3点,按月再升0.8%,连升三个月,首季楼价升幅达2.21%,为自2019年第三季以来共七个季度的最大升幅,反映楼价已摆脱社会运动及疫情以来的劣势。若与2019年5月份的历史高位396.9点比较,目前楼价仍跌2.17%。
差估署3月份售价指数主要反映2月下旬及3月上旬的实际市况,当时疫情持续受控,疫苗亦陆续接种,楼市显着复苏,一手及二手市场交投畅旺,带动楼价稳步向好。展望4月份,陈海潮指出,3月下旬疫情进一步缓和,屡现单日本地零确诊,而自4月起限聚措施亦再有放宽,带动市面经济气氛持续好转,导致不少业主放盘议价空间收窄,部分甚至出现反价,料可推动4月份楼价升幅扩大至约1.5%。
陈海潮表示,持续看好次季楼价走势,因为疫情稳定受控,整体经济表现亦有明显复苏,最新失业率回落至6.8%,加上近期新盘推售反应理想,料可带动整体楼市进一步回暖。假设第二季每月楼价平均能录得约1.5%升幅,则料次季楼价将累升4.56%,升势较首季明显加快,亦预示楼价指数最快在次季的5月或6月份便可达到400点的水平,再创历史新高。
