華坊諮詢:古洞首次賣地將直接影響招標地價及農地補地價金額
新地(00016.HK)以逾86億元奪古洞首幅住宅地,大幅高於市場估值,對比毗鄰恆地(00012.HK)於2018年由以每呎地價約3,643元完成補地價的農地,是次中標價比補地價高近兩倍。
華坊諮詢表示,如以中標地價計,項目落成後住宅呎價需達到每平方呎約18,000元,發展商才有合理利潤,反映發展商對古洞北的發展具有信心,而且項目鄰近未來港鐵古洞站並位於公共運輸交匯處上蓋,於交通配套上佔有先機,亦令發展商出價更進取。
古洞北新發展區現時仍處於早期開發階段,首次賣地成為該區地價的重要指標,直接影響日後招標的地價,甚至農地補地價金額。
