华坊谘询:古洞首次卖地将直接影响招标地价及农地补地价金额
新地(00016.HK)以逾86亿元夺古洞首幅住宅地,大幅高於市场估值,对比毗邻恒地(00012.HK)於2018年由以每尺地价约3,643元完成补地价的农地,是次中标价比补地价高近两倍。
华坊谘询表示,如以中标地价计,项目落成後住宅尺价需达到每平方尺约18,000元,发展商才有合理利润,反映发展商对古洞北的发展具有信心,而且项目邻近未来港铁古洞站并位於公共运输交汇处上盖,於交通配套上占有先机,亦令发展商出价更进取。
古洞北新发展区现时仍处於早期开发阶段,首次卖地成为该区地价的重要指标,直接影响日後招标的地价,甚至农地补地价金额。
