穆迪料未来12个月内地全国房地产合约销售额增5%至8%

评级机构穆迪表示,虽然境内信贷环境趋紧,但受评开发商融资渠道仍将保持通畅,加上销售稳步增长,对对中国房地产业的展望仍为稳定,受整体楼价上升及主要经济区三、四线城市销情带动,预计未来12个月全国合约销售额将增长5%至8%。

穆迪助理副总裁/分析师杨昱颖预期,由於境内信贷环境收紧,贷款发放机构和投资者对开发商更挑剔,更青睐信用质量稳健的开发商,将快速国内房地产业的整合,按揭贷款政策收紧亦将放缓未来6至12个月开发商销售量增速。

穆迪指,当局一直在加强对房地产行业的监管,控制中国金融体系对房地产行业的风险敞口,以确保行业长期稳定,有关银行贷款及开发商杠杆增长的一系列新措施,将限制开发商以举债方式推动的增长。
