据报新地(00016.HK)以底价近71亿人币投得番禺TOD项目
内媒报道,新鸿基地产(00016.HK)旗下广州市新域发展以底价70.82亿元人民币(下同),投得番禺区南站核心区公共交通导向发展(TOD)项目地皮。
该项目主要用途为商业设施用地(B1)、商务设施用地(B2)及二类居住用地(R2),总用地面积32.16万平方米,可建设用地26.1万平方米,计容建筑面积不超过91.74万平方米,楼面价格为每平方米约11,493元。
项目要求自持物业比例不得低於项目商业商务计算容积率总建筑面积的50%,并需要在土地上配建广州南站一体化综合交通枢纽项目公共交通设施,总建设成本约26.82亿元,建成後无偿移交给广州市交通运输局或其指定单位。
