《周末楼市》新盘紧接登场「ONE SOHO」首推68伙 二手交投回升
本港新盘紧接登场,继路劲黄竹坑站「晋环」上周五(23日)公布首张价单後,信置(00083.HK)与庄士机构(00367.HK)及市建局合作的旺角山东街「ONE SOHO」亦於周六(24日)公布第一张价单,涉68伙,价单售价由644.2万至915.8万元,尺价介乎23,376元至27,653元;计及最高14.5%折扣优惠,折实价由550.79万至783万元,折实尺价介乎19,986元至23,643元,折实平均尺价21,538元。消息指,该项目首日已收逾350票,以首张价单计超购逾4倍,发展商称最快日内加堆。
至於「晋环」认购反应亦良好,项目截至昨日(25日)下午3时已收逾1,700张,以首张价单160伙计超额认购逾10倍,发展商称最快近日加推,料再推最少80伙,且不排除有提价空间。
新世界(00017.HK)表示,沙田大围站项目「柏傲庄」第三期有望短期获预售楼花同意书,因此「柏傲庄」第一及二期展销厅将於今日起暂停开放,并全力筹划第三期销售部署。另外,新地(00016.HK)「御海湾II」上周六开售,两日售出约122伙,套现逾9亿元。
二手方面,中原地产十大屋苑在过去周六日录得26宗成交,较此前一个周六日的15宗升73.3%,创6周新高,回到3月高位水平。美联物业刚过去周末10大蓝筹屋苑亦合共录得约27宗买卖成交,为6个周末新高,按周回升约50%,并连续保持10个周末录得双位数水平。
利嘉阁周末十大指标屋苑累录16宗二手成交个案,按周轻微减少1宗或6%,继续保持双位数成交。至於港置十大二手指标蓝筹屋苑於周末合共录14宗成交,按周增加约40%,连续10周录得双位数水平。
