穆迪:取消落户限制对内房开发商信贷有正面影响
评级机构穆迪表示,内地当局宣布将取消城区常住人口100万至300万城市的落户限制,允许外来居民申请当地户口,预期措施将促进相关城市的人口流入,并推动住房需求及房地产销售,对企业信贷具有正面影响。
穆迪指,城区常住人口100万至300万的城市通常为三、四线城市,其中在主要城市群周边的卫星城市邻近大城市,经济基本面较强,未来2至3年可自落户人口增长中获益最多。
穆迪认为,由於卫星城市有较宽松的购房资格及楼价限制,预计开发商将会提高对此类城市的投资,以满足需求增长。此外,有部分城市将将受到住房需求外溢的推动,相对於附近的大城市而言,居民对小城市楼价负担能力更高。
