《周末楼市》一手成交逾50宗新盘紧接登场 二手成交续录双位数

刚过去周末(4月17日及18日)本港新盘成交以货尾为主,两日一手市场成交增至逾50宗。多个新盘紧接登场,其中新地(00016.HK)屯门御海湾二期已获入伙纸,过去两日收票约800张;项目最新加推42伙,实用面积由299至448平方尺,折实售价由567.8万至855.81万元,折实平均尺价18,730元。

另外,路劲(01098.HK)与平安(02318.HK)合作的港铁(00066.HK)黄竹坑站港岛南岸第一期「晋环」日前已上载楼书,今日(19日)向传媒开放示范单位,项目提供800伙,单位实用289至2,084平方尺。至於恒地(00012.HK)两新盘启德「THE HENLEY I」及鸭(月利)洲「逸南」亦料将於日内上载楼书及开价。

二手方面,中原地产十大屋苑在过去周末两日录得15宗成交,虽较之前周末19宗回落21%,但仍连续9个星期处於双位数水平。美联刚过去周末10大蓝筹屋苑则录得18宗买卖成交,较之前周末跌约10%,连跌两周,但仍然连续9个周末站稳双位数水平。

利嘉阁地产方面,过去周末十大指标屋苑累录17宗二手买卖个案,较之前周末的25宗下挫32%。此外据香港置业旗下分行统计,港、九及新界10大二手指标蓝筹屋苑於周末两日合共录10宗成交,按周减少约29%,但仍保持连续9周双位数水平。
