《周末樓市》一手成交跌至約30宗 二手交投亦放慢

過去周末本港一手樓市交投回落,兩日合共錄約30宗成交,為近兩個月低位。富豪(00078.HK)西營盤新盤「尚瓏」周六(10日)推售30伙,單日沽出僅4伙。而五大發展商合作的西南九龍「維港匯III」周日(11日)推售次輪86伙,截至晚上9時未有成交消息。

周末成交以貨尾為主,其中恆大(03333.HK)屯門掃管笏「恆大-珺瓏灣II」售出約7伙,同區青山灣香港小輪(00050.HK)及帝國集團「帝御-星濤」則售出3伙。

二手方面,中原地產十大屋苑本周末錄得19宗成交,較上周回落24%,但成交數字已連續8星期企穩雙位數水平。中原地產亞太區副主席兼住宅部總裁陳永傑表示,上周末是復活節假期,交投較多屬正常現象,本周末為長假後周末,十大屋苑錄得19宗交投已屬正常偏高水平。大牛市下,二手大部份業主叫價尚算克制,少部份業主反價,買家普遍願意追價1至2%,反價多於3%即令準買家猶疑,令二手交投略為放慢。

另外,據美聯物業分行統計,剛過去的周末10大藍籌屋苑合共錄得約20宗買賣成交,較上週末跌約31%,但仍連續8個周末錄得雙位數水平。按15大屋苑計算,則錄得約30宗買賣成交,較上周末約35宗升跌約14.3%。

至於利嘉閣地產分行網絡,在過去的周末日十大指標屋苑累錄25宗二手買賣個案,與上周末的25宗持平,並已連續8個周末錄得雙位數成交,並絕大部分處於二十宗以上。香港置業旗下分行截至昨日下午3時統計,港、九及新界十大二手指標藍籌屋苑於本周末兩日合共錄14宗成交,與上周末的25宗成交比較,雖然按周減少44%,但仍保持連續8周雙位數的活躍水平。(ek/k)
