中原城市领先指数CCL按周升0.54% 创36周新高
中原城市领先指数CCL最新报181.31点,创36周新高,按周升0.54%。中原城市大型屋苑领先指数CCL Mass报183.48点,按周升0.55%。CCL(中小型单位)报181.41点,创33周新高,按周升0.50%。CCL(大型单位)报180.78点,创72周(即2019年11月後)新高,按周升0.73%。
中原地产研究部高级联席董事黄良升指,CCL四大整体指数持续一周齐升一周齐跌,走势一致。近5周公布的四大指数,同步齐升3周,齐跌2周,CCL累升2.33%,CCLMass累升1.73%,CCL(中小型单位)累升2%,CCL(大型单位)累升4.12%,整体楼价明显呈反覆向上格局。复活节长假期间,二手成交持续畅旺,相信楼价继续反覆上升,将於4月下旬公布的CCL开始反映。CCL目标挑战190点,期望今年年中前後达到。
四区楼价三升一跌,5周内出现3次,走势各自反覆向上。港岛CCL_Mass报187.93点,按周升2.07%,升幅为8周以来最大。九龙CCL_Mass报178.31点,按周升0.01%。新界东CCL_Mass报193.15点,按周升0.44%。新界西CCL_Mass报168.17点,按周跌0.28%。
近5周计,新界西CCL_Mass升幅显着,累升2.72%。同期九龙累升1.67%,新界东累升1.51%,港岛累升1.10%。相信新一轮升浪再由新界西带领,逐步漫延至新界东及港九市区,分区楼价继续轮流上升。
今天(9日)公布的指数,根据今年3月29日至4月4日签订正式买卖合约的中原集团成交计算。当中有逾八成的交易是在3月15日至3月21日签临时买卖合约,是新春长假後第5周市况。
