第一太平戴維斯:首季甲廈租金按季續跌3.5% 中環空置率升至十五年高
第一太平戴維斯發表報告指,本港商廈租金跌幅在首季普遍放緩,但企業持續縮減規模,而明後兩年亦有可能出現供應過剩,令租金走勢受壓。整體甲廈租金今年首季按季續跌3.5%,跌幅小於去年末季的5.1%,屬連續七個季度下跌。港島區租金首季跌4%,九龍區租金則相對靠穩,按季跌2.8%。
報告稱,首季本港寫字樓整體空置率自去年底的8.3%微升至8.9%,其中港島區空置率由6.8%升至7.4%;中環空置率在季內從7.3%微升至7.6%,創十五年新高。九龍區空置率由10.3%升至10.8%;九龍東(13.8%)則仍屬九龍空置率最高的地區。
該行稱,更多跨國銀行實施在家工作政策,加上營商前景黯淡,主要外資銀行在過去十二個月縮減的租賃空間超過35萬方呎;內地企業在本港寫字樓市場保持活躍,承租核心地區商廈。
第一太平戴維斯稱,現時空置樓面已超過530萬平方呎,預料空置率很大機會升穿10%,除非寫字樓需求大幅反彈,但目前而言這個情況不大可能出現,按此推算,明年租金將會持續走弱。
