中原估价指数(主要银行)CVI本周最新报81.25点,较上周的82.23点下跌0.98点。CVI前周由75.20点升至84.57点。中原地产研究部高级联席董事黄良升指,CVI单周急升9.38点後,其後两周轻微回软,但仍然企稳80点水平附近,反映银行按揭取态理性,未有持续亢奋,但睇好楼市的取态不变。复活节期间二手成交持续畅旺,相信银行争取楼按业务的态度仍然乐观进取,展望CVI短期继续企稳80点水平,预示楼价继续反覆向上。
他指,上一次CVI於80点水平企稳,是2019年3月份。当时CVI连续13周企稳80点水平以上。期间美国联储局宣布停止缩表及维持利率不变,CVI随即升穿90点水平,连续8周高企90点上下,最高92.19点,最低87.11点。同期楼价展开升浪兼成功破顶,CCL於13周内录得11升2跌,累升7.0%,升势显着。
另外,新春长假期前,CVI开始展开升浪,由59.38点连升6周至84.57点,期间累升25.20点。CVI升穿60点好淡分界区间上限後,进一步升上70点及80点水平,升势明确,显示银行按揭取态持续升温,是加强楼价转势向上的重要讯号。同期楼价反覆上升,CCL暂时4周累升2.47%。CVI由60点升至70点,需时3周。由70点升至80点,需时4周。CVI升幅放缓,这是用家市场的正常表现。相信CVI未来高企80点水平,但不会转势向下,预示楼价升势漫长而稳定。
