格隆匯 3 月 31日丨建業地產(00832.HK)公佈,截至2020年12月31日止年度,實現收益433.04億元(人民幣,下同),同比增長約40.8%;核心業務毛利73.21億元,同比增加約7.0%;公司權益持有人應占純利18.02億元,同比下降約10.6%;每股基本盈利64.70分,擬派發末期股息每股26.80港仙(約人民幣22.65分)。

於外匯遠期合約、外匯期權合約及外匯掉期合約等衍生金融工具的公平值變動前,公司權益持有人應占純利約24.14億元,較2019年增加28.7%。

值得注意的是,2020年的毛利率19.9%較2019年的26.0%下降了6.1個百分點,主要是由於本年:1)受2020年上半年疫情影響,公司在部分城市採用銷售去庫存策略以刺激各項目銷售,收窄整體銷售提價空間;及2)車位銷售的毛利率由去年的約46.0%減少至今年的約30.7%。

融資成本由2019年約人民幣3.95億元上升221.8%至2020年約人民幣12.72億元。主要由於1)本年度人民幣兑美元匯率波動,令遠期外匯合約﹑外匯期權及外匯掉期合約等衍生金融工具的公平值變動虧損約人民幣6.13億元(2019年:收益約人民幣1.39億元);及2)本年度優先票據總額比去年增加,令相關利息支出增加所致。

物業銷售收益由2019年約291.61億元增加42.7%至2020年約416.07億元,此乃由於結轉面積由2019年的約450.6萬平方米增加35.6%至2020年的610.9萬平方米,而平均售價則從2019年每平方米人民幣6472元上升5.2%至2020年每平方米人民幣6811元。

項目管理服務收入來自公司為輕資產項目提供的營運管理服務。該收入於2020年約11.21億元,與2019年約10.23億元相比上升9.6%,主要由於項目增加所致。

報吿期內,集團通過招拍掛和股權合作獲取土地約303萬平方米,新增儲備建築面積約918萬平方米。截至2020年12月31日,公司擁有土地儲備建築面積約5411萬平方米,其中權益建築面積約4029萬平方米。
