華潤置地(01109.HK)今年銷售目標為3,150億人幣 目標「十四五」簽約額及租金收入倍翻
華潤置地(01109.HK)首席財務官郭世清在全年業績電話會議上表示,集團去年合約銷售額為2,850億元人民幣(下同),按年增長17.5%,今年銷售簽約目標為3,150億元,在可售貨源達5,057億元,其中一二線佔比達81%支持下,相信可實現今年全年簽約目標。
他指,集團制定了「十四五」規劃,目標是截至2025年,在去年基礎上實現權益簽約額和租金收入雙倍翻。即權益簽約額由去年的1,860億元,增至2025年的3,720億元;租金收入由去年的128億元,增至2025年的256億元。
總裁李欣提到,集團開發銷售型土儲逾5,800萬平方米,權益比達70%以上,且平均成本具競爭力,約為7,200元;而經營性投資物業土儲亦達980萬平方米,其中購物中心佔約六成。他稱集團有多元化拿地策略,除公開拍賣外亦有城市更新、華潤集團協同資源獲取等方法獲得土地資源,加上政府近期推出包括集中供地等多項政策,對龍頭、有品牌效應及財務良好的房企有利,因此有信心實現「十四五」規劃目標。
另外,郭世清認為,受銷售限價等影響,毛利率下降似乎是行業大趨勢,集團未來會透過強化多元拿地策略,以及提升品牌溢價改善毛利率表現。
