华润置地(01109.HK)今年销售目标为3,150亿人币 目标「十四五」签约额及租金收入倍翻

华润置地(01109.HK)首席财务官郭世清在全年业绩电话会议上表示,集团去年合约销售额为2,850亿元人民币(下同),按年增长17.5%,今年销售签约目标为3,150亿元,在可售货源达5,057亿元,其中一二线占比达81%支持下,相信可实现今年全年签约目标。

他指,集团制定了「十四五」规划,目标是截至2025年,在去年基础上实现权益签约额和租金收入双倍翻。即权益签约额由去年的1,860亿元,增至2025年的3,720亿元;租金收入由去年的128亿元,增至2025年的256亿元。

总裁李欣提到,集团开发销售型土储逾5,800万平方米,权益比达70%以上,且平均成本具竞争力,约为7,200元;而经营性投资物业土储亦达980万平方米,其中购物中心占约六成。他称集团有多元化拿地策略,除公开拍卖外亦有城市更新、华润集团协同资源获取等方法获得土地资源,加上政府近期推出包括集中供地等多项政策,对龙头、有品牌效应及财务良好的房企有利,因此有信心实现「十四五」规划目标。

另外,郭世清认为,受销售限价等影响,毛利率下降似乎是行业大趋势,集团未来会透过强化多元拿地策略,以及提升品牌溢价改善毛利率表现。
