中國奧園(03883.HK)全年歸母淨利增長41%至59.1億元 擬定股息每股91.5港仙
格隆匯 3 月 30日丨中國奧園(03883.HK)發佈截至2020年12月31日止年度的全年業績公吿，實現物業合同銷售為人民幣1,330.1億元，同比增長13%；營業額為人民幣677.9億元，同比增長34%；淨利潤為人民幣70.5億元，同比增長35%；淨利潤率為10.4%；股東應占淨利潤為人民幣59.1億元，同比增長41%；每股基本盈利為人民幣218.84分；於2020年12月31日，總銀行結餘及現金為人民幣700.3億元；建議派發末期股息每股人民幣66分及特別股息每股人民幣11分，合共擬定股息為每股人民幣77分(相當於91.5港仙)，同比增長40%。
回顧2020年，新冠肺炎疫情突如其來，奧園積極履行企業社會責任，強防疫、穩生產，安全有序100%復工復產，實現全集團零感染。報吿期內，集團實現物業合同銷售金額約人民幣1,330.1億元，同比增長13%，逆勢圓滿完成全年目標，穩居全國房企30強。
土地儲備方面，維持充裕的土地儲備是集團業績持續增長的基礎所在。報吿期內，集團在繼續通過多元化渠道補充土地儲備，發揮收併購傳統拿地優勢，探索資產包收併購機會。期內，集團新增建築面積約2,015萬平方米，新增可售貨值約人民幣2,426億元。按貨值計算，通過收併購方式佔57%，招拍掛佔27%，城市更新及其他佔16%。新增項目的城市能級進一步上升，其中一、二線城市約佔新增可售貨值的70%。
截至2020年底，集團擁有逾60個不同階段的城市更新項目，總規劃建築面積4,285萬平方米，規劃可售面積約2,246萬平方米，預計額外提供可售貨值約人民幣6,730億元，其中粵港澳大灣區佔97%，約人民幣6,552億元。
截至2020年12月31日，集團擁有約370個項目，分佈95個境內外城市，土地儲備總建築面積達5,718萬平方米(權益比71%)，總貨值約人民幣6,208億元，計入城市更新項目後的總貨值約人民幣12,938億元，足夠未來四至五年的發展需要。
2021年，是奧園25年發展的里程碑之年，也是奧園邁向世界500強的開局之年。奧園主動求變，推動管理扁平化，強化總部對城市公司的直接管控地位，聚焦高能級城市，打造百億級城市公司，併成立悦康控股全面統籌非房產業，與地產主業形成雙向賦能。展望未來，奧園將持續深化“一業為主，縱向發展”戰略，堅持城市深耕策略，加速城市更新項目的轉化，持續向管理效益，堅持履行企業社會責任，發揮企業的綜合競爭力，實現高質量、可持續發展，不斷為股東、投資者及社會創造更多價值。
