格隆匯 3 月 30日丨中國奧園(03883.HK)發佈截至2020年12月31日止年度的全年業績公吿,實現物業合同銷售為人民幣1,330.1億元,同比增長13%;營業額為人民幣677.9億元,同比增長34%;淨利潤為人民幣70.5億元,同比增長35%;淨利潤率為10.4%;股東應占淨利潤為人民幣59.1億元,同比增長41%;每股基本盈利為人民幣218.84分;於2020年12月31日,總銀行結餘及現金為人民幣700.3億元;建議派發末期股息每股人民幣66分及特別股息每股人民幣11分,合共擬定股息為每股人民幣77分(相當於91.5港仙),同比增長40%。

回顧2020年,新冠肺炎疫情突如其來,奧園積極履行企業社會責任,強防疫、穩生產,安全有序100%復工復產,實現全集團零感染。報吿期內,集團實現物業合同銷售金額約人民幣1,330.1億元,同比增長13%,逆勢圓滿完成全年目標,穩居全國房企30強。

土地儲備方面,維持充裕的土地儲備是集團業績持續增長的基礎所在。報吿期內,集團在繼續通過多元化渠道補充土地儲備,發揮收併購傳統拿地優勢,探索資產包收併購機會。期內,集團新增建築面積約2,015萬平方米,新增可售貨值約人民幣2,426億元。按貨值計算,通過收併購方式佔57%,招拍掛佔27%,城市更新及其他佔16%。新增項目的城市能級進一步上升,其中一、二線城市約佔新增可售貨值的70%。

截至2020年底,集團擁有逾60個不同階段的城市更新項目,總規劃建築面積4,285萬平方米,規劃可售面積約2,246萬平方米,預計額外提供可售貨值約人民幣6,730億元,其中粵港澳大灣區佔97%,約人民幣6,552億元。

截至2020年12月31日,集團擁有約370個項目,分佈95個境內外城市,土地儲備總建築面積達5,718萬平方米(權益比71%),總貨值約人民幣6,208億元,計入城市更新項目後的總貨值約人民幣12,938億元,足夠未來四至五年的發展需要。

2021年,是奧園25年發展的里程碑之年,也是奧園邁向世界500強的開局之年。奧園主動求變,推動管理扁平化,強化總部對城市公司的直接管控地位,聚焦高能級城市,打造百億級城市公司,併成立悦康控股全面統籌非房產業,與地產主業形成雙向賦能。展望未來,奧園將持續深化“一業為主,縱向發展”戰略,堅持城市深耕策略,加速城市更新項目的轉化,持續向管理效益,堅持履行企業社會責任,發揮企業的綜合競爭力,實現高質量、可持續發展,不斷為股東、投資者及社會創造更多價值。
