首創置業(02868.HK)2020年業績:營收212.48億元,已開業奧萊數量達13家
格隆匯 3 月 29日丨首創置業(02868.HK)公佈,截至2020年12月31日止年度,公司營業收入為人民幣212.48億元,同比增長2.22%;歸屬於母公司股東的淨利潤為人民幣9.82億元,每股基本收益為人民幣0.01元。
2020年,集團堅持推動高質量發展,簽約銷售更加註重"質量"和"效益",年內公司全力克服疫情防控及調控政策影響,有效把握市場窗口期,長三角、粵港澳及部分單核城市項目開盤熱銷,領跑市場,實現全口徑銷售額人民幣708.6億元;其中操盤項目簽約銷售額人民幣564.3億元,佔比近80%。
年內,集團多措並舉,通過動態監控、強考核掛鈎等方式,以"確保現金及流動性充足"作為階段性經營策略重心,全力搶抓銷售回款,在疫情防控常態化與行業調控持續加碼的情況下,實現並表銷售回款人民幣294.6億元,同比增長11.8%。
2020年,集團繼續踐行安全穩健的投資策略,保障資金安全基礎上,審慎投資,優中選優,充分發揮差異化拿地優勢,通過產業協同、戰略合作、併購等方式,新獲10個二級開發項目,土地投資總額人民幣189.9億元,總建築面積419.6萬平方米,平均樓面地價人民幣6,126元╱平方米,同比下降9.5%,平均溢價率僅2.6%,其中9個項目為底價獲取。
年內,集團加強創新業務培育,強化賦能主業資源。高科產業乘勢科創升級浪潮,依託產業能級優勢,助力集團低成本落地南京、重慶項目,總建築面積達72.6萬平方米,賦能效應初顯;文創產業協同主業,底價獲取桐鄉項目,總建築面積27.7萬平方米;租賃住房業務持續拓展,新獲北京豐台右安門項目,亦為協同主業積極創造有利條件。
年內,集團奧萊業務多措並舉,攻堅克難穩銷售,踐行精益化運營,加速數字化轉型,持續深化統一營銷戰略,整合線上線下全平台資源,打造消費新熱點,全年實現營業額約人民幣74億元,客流3,810萬人次。其中"十一"雙節期間,首創奧萊全國12城實現銷售額人民幣8億元,客流達230萬人次;武漢奧萊強化IP營銷,打造特色活動,通過10月"HIGH購不打烊"IP活動,銷售額創歷史新高;昆明奧萊按期盛大開業,首日客流超過8萬人次,銷售額近人民幣2,000萬元。截至2020年末,集團已開業奧萊數量達13家,佈局和開業項目數量穩居行業第一。
2020年,新冠肺炎疫情對世界經濟造成嚴重衝擊,海外房地產業務受到較大影響。公司投資的澳洲房地產項目銷售和施工進度均受到不同程度的影響,項目回款進度面臨壓力。年內,公司全力加強對海外投資的風險管控,國內外聯動,全力促進項目恢復正常運轉,爭取回款安全。
