《周末楼市》新盘两日售出逾50伙 二手交投回落
今年首季最後一个周末(3月27及28日)一手楼市以销售余货为主,市场周末两日共售出逾50伙,多个项目亦公布加推。其中长实(01113.HK)沙田「名日-九肚山」至今累售120伙,套现约15.6亿元。项目将於4月1日(本周四)推售73伙,35伙为价单销售及38伙招标销售。
另外,恒基代理负责销售的屯门「帝御-星涛」亦加推30伙,实用面积由262至779平方尺,入场费由520.1万元起,折实平均尺价为18,251元。该项目将於4月1日开售90伙和招标2伙特色户。至於会德丰地产及信置(00083.HK)等五大发展商合作的西南九龙「维港汇III」昨日(28日)起正式收票,料最快复活节假期开售,短期内有机会加推及有加价空间。
二手方面,中原地产十大屋苑刚过去周末录得13宗成交,较上周末录24宗回落45.8%,成交数字仍连续6星期企稳双位数水平。除康怡花园及映湾园未有录得成交外,其余8个屋苑均有成交,表现平均。
美联过去周末10大蓝筹屋苑则合共录得约17宗买卖成交,较上周末约26宗减少34.6%,但仍连续6个周末录得双位数水平。至於按15大屋苑计算,周末两天则录得约20宗买卖成交,较上周末减少约44.4%。
利嘉阁过去周末十大指标屋苑累录19宗二手买卖个案,较上周末的24宗,按周减少21%,惟已连续六个周末录得双位数成交。
