格隆匯 3 月 26日丨正榮地產(06158.HK)公佈年度業績,截至2020年12月31日止年度,公司收益為人民幣361.261億元,同比增長11.0%;溢利為人民幣35.589億元,同比增長15.0%;核心純利為人民幣33.044億元,同比增長18.9%,擬派每股末期股息為0.15港元。

2020年作為正榮地產的"新三年戰略"攻堅之年,集團已進入"高質量發展、高度城市深耕、高經營效益、高潛能經營型人才培育"的"四高"新發展階段,力求實現"高質量發展"的目標。面對多變且複雜的市場環境,集團砥礪前行,思變求變,不斷提升管理水平,保持正榮地產發展穩中有升、穩中向好。

2020年度,集團錄得合約銷售金額人民幣1419.014億元,較2019年同比增長8.6%,乃主要由於集團執行開發戰略使得集團於過去幾年在一二線城市的累計可銷售建築面積增加所致。長三角地區、海峽西岸地區、環渤海地區、華中地區、華西地區及珠三角地區為集團於2020年的合約銷售總額分別貢獻約38.6%、33.2%、10.4%、9.5%、6.5%及1.8%。

得益於債務結構優化,回款及現金流管理,集團的主要財務及信貸比率進一步改善。於2020年12月31日,集團的淨債務與權益比率為64.7%(2019年年末:75.2%),繼續處於行業平均水平;現金對短期債務比率約2.2倍(2019年年末:1.8倍);短期債務與總債務比例下降至29.1%(2019年年末:34.2%)。此外,集團於境內、外市場新增融資的成本均有所下降,致使截至2020年年末的債務加權平均融資成本進一步下降至6.5%(2019年年末:7.5%)。

年內,集團收購46幅地塊,總預計建築面積為714萬平方米,新增土地儲備的權益佔比(按建築面積)為70.0%。於2020年12月31日,集團擁有總土地儲備建築面積達2850萬平方米。

集團將2021年合約銷售目標設定為人民幣1,500億元,優質充足的可售資源將支持實現有品質、可持續的增長。2021年的經營環境或許更加具有挑戰性,公司將以"只爭朝夕、時不我待"的精神,全力以赴,為“新三年戰略”圓滿收官努力奮鬥。
