格隆匯 3 月 26日丨建發物業(02156.HK)公佈年度業績,截至2020年12月31日止年度,公司收入約為人民幣10.286億元,同比增長28.4%;毛利約為人民幣2.517億元,同比增長約37.2%;毛利率約為24.5%,按年提升1.6個百分點;公司股權持有人應占溢利約為人民幣1.061億元,同比增長約55.6%,基本每股盈利為人民幣0.09元。

截至2020年12月31日,公司的物業管理組合範圍遍佈中國11個省、直轄市及自治區的26個城市,包括北京、上海、廣州、深圳一線城市,公司的合同建築面積約為4720萬平方米,其中在管建築面積達約2560萬平方米。截至2020年12月31日,公司向逾16萬個物業單位提供服務。

2020年度,集團的物業管理服務收入約人民幣5.785億元,同比增加約19.0%。物業管理服務收入的增長,主要是由於在管總建築面積的快速增長。

2020年度,集團的社區增值及協同服務收入約為人民幣1.205億元,同比增長約50.2%。該增加主要由於管理面積的增加致使客户羣不斷擴大以及不斷提供多樣化服務,例如,透過推出公司的網上購物平台"建發物業臻選"為業主及住户提供更佳客户體驗,並提升其滿意度及忠誠度。

2020年度,集團的非業主增值服務收入約為人民幣3.296億元,同比增長約40.4%。該增加主要由於合作地產開發商開發的項目增加,導致對非業主增值服務需求的增加。

此外,集團2020年度來自經營活動的現金流入淨額約為人民幣2.867億元,較截至2019年12月31日止年度約人民幣1.553億元增加約84.6%。
